Renovating your home is an exciting journey, but finding the right builder can make or break your experience. While there are many skilled and trustworthy builders out there, it’s important to be aware of potential red flags that could lead to delays, poor workmanship, or unnecessary stress. Here are five warning signs to look out for when selecting a builder to ensure your renovation project goes smoothly.

1 | Builder registration
The most important thing when researching your renovation team is to ensure they are a registered builder. This ensures you're covered should anything happen and they will have the proper insurances in place. Lack of insurance means you could be held liable if an accident occurs on-site, and an unlicensed builder may leave you with work that doesn’t meet safety or building standards, causing costly problems down the road.
2 | No testimonials from past clients
A reputable builder should be more than willing to provide references from past clients or show examples of completed work. If they hesitate or avoid the subject, it’s a major red flag. Online reviews can offer a good indication of a builder's reputation, however, some builders may not have asked past clients for testimonials. In this case, I would ensure to ask to speak to a past client, and if they say no, then this is not a good sign!
3 | Vague quotes/contracts
A reliable builder will always provide a clear, written contract that details the scope of work, timelines, payment schedules, and materials. Vague contracts that don’t clearly outline what is and isn’t included, will lead to misunderstandings and is likely to result in additional costs later on just to complete what you thought was already included. Ambiguous or unclear clauses regarding changes and additional charges is also another red flag to look for in a contract or quote.
4 | Lack of communication
Effective communication is key to any successful renovation project. If a builder is slow to respond to your calls or emails, doesn’t provide detailed answers to your questions, or avoids giving direct timelines, it could be a sign of bigger problems down the line. You want a builder who values transparency and keeps you in the loop at every stage. Clear communication helps ensure your vision is being brought to life and that there are no surprises.
5 | Too good to be true
Some builders will lure clients in with very low initial estimates or very quick turnarounds, only to tack on unexpected costs once the project is underway or to rush the job, therefore not completing it to the best standards. If a builder is promising things that seem too good to be true compared to what other builders are offering, chances are they are too good and should not be trusted!
